This is a beautiful place to live and we’ve enjoyed our two years living here BUT please be aware of the following things the leasing center will not tell you:

- Your rent WILL increase by 20% each year. Don’t be fooled by the rent special.
- DONT live by the pool you will hear your neighbors at the pool/ bbq area with the tv/music very frequently up until midnight. It’s nice that the community meets like that but the acoustics in this area are horrible. You can send all the emails you want but... they won’t do anything to take action.
- Be aware of false fire alarms going off at 4am or in the middle of the night. Since we’ve lived here we’ve had to exit our apart in the middle of the night around 3-4 times and around 4 times during the day time.

My Mom who is a retired rented her one bedroom with an office nook at Atawater a year ago, after my father passed away. We just renewed, at market rates which was a slight increase in rent. It was been wonderful. It is a lot of 55 plus (many 60-75), but also has younger people.
The best part is the friendly other tenents, a number of who participate in the organized activities (offered at least one a day), and do activities together. The region (Nochatee) is beatifulltly maintained, with... wide boulevards, and golf-bike cart trails. The village is just a 5 minute drive, and has everything you need, from eating, basic shopping, to healthcare and recreational facillities, including two large waterparks (only $50 a year to join for residents). There are free Nochatee events as well as free events at Atwater. Atwater is built with high quality materials inside and out, including brick, tiles, lovely large pool with hot tub (though the kitchen cabinets are not solid wood). The maintenance men keep up the pool and common areas meticulously. And while there are few inside apartment maintenance issues since it is only a few years old, when you need maintenance they come right away.. The common building is high end, with exercise machines, yogo room, pool table, kitchen area and outside barbeque. There are people attending the front desk ready to help with anything, as well as a great resident activities director. Picked up my keys to my new home at Atwater today. Customer service all the way through my first tour, throughly application process, and now to opening up the doors for myself and furry pet friend. In such good condition, amazing amentities, impeccable landscaping, friendly staff, the list goes on. 5 Stars ??

It was very shortly after being initially provided with an apartment walkthrough that I felt fairly well assured that my family and I were going to really like living in The Atwater at Nocatee. Now, after residing here for almost a year, I have no doubt of it at all. During this time, I have been very happy with the facilities and services associated with my "Home at The Atwater." I have been very impressed with the efficiency and effectiveness of the facility administration services provided... - normally in a very short time after requesting the assistance of our very efficient facility administration. It is also very rewarding to participate in the abundance of social events professionally scheduled, facilitated and administered by those same personnel.
