I had the pleasure of touring this place with my mom and even though it is a bit older, the community is really well maintained. The grounds are clean, the landscaping looks like it was just freshly updated and looks really nice. The actual apartment we toured was really spacious, even if it had older appliances. Promises are made every year to get tenants to renew lease, but never followed through on. The halls are dark, dingy and smelly. This is their oldest property and needs the most attention. Elevators are always out. Constant flooding issues. Exterior grounds are not maintained. Several areas of flooding and severe insect festation. Gates are consistently out of order.

The old mgmt was great. This group ruins Evergreen's name. So unprofessional, with a "could care less" attitude. Extremely rude. They all speak spanish to each other when you talk with them. They ignore any service requests. A clogged toilet will sit for 4-5 days. Maintenance can't fix anything the first time. The outside property is beautiful. The apts inside are old and will never be updated. The appliances are so outdated along with the toilets everything constantly breaks down. The corridor... has squashed dog poop trailing that will never be cleaned, garbage leakage outside the apt doors, urine/poop in the elevators from pets.
