PLEASE READ REVIEWS!!! 0/5 STARS!!

0/5 Stars. Living here for the past year has been one of the most frustrating rental experiences I’ve had due to management neglect, slow maintenance response, and worsening property conditions.

Throughout my entire 12-month lease, multiple maintenance requests went unresolved for months despite repeated submissions. Only now, with my lease ending next week, are these issues finally being addressed. Tenants shouldn’t have to live with unresolved problems for nearly an entire lease before...
management takes action.

A particularly concerning incident occurred when maintenance forced entry into my apartment, which I personally witnessed. Maintenance worker Kevin used tools to force open my door, leaving visible damage to the lock and door frame. Entry was not expected, and the situation felt unsafe and completely unprofessional. Photos clearly show the damage left behind.

Property upkeep is also a constant issue. Trash and discarded furniture frequently overflow around dumpster areas, creating an unpleasant and unsanitary environment. During my tenancy, pest problems including mice and roaches were also an issue.

On top of this, common areas and exterior structures show clear signs of neglect, including damaged building features, unfinished or exposed wall areas in hallways, and debris or drug paraphernalia found near entrances and walkways. These conditions make the property feel poorly managed and uncomfortable for residents.

This property could be decent, but poor management response and lack of consistent upkeep made living here far more stressful than it should have been. Future renters should seriously reconsider signing a lease unless they are prepared to deal with ongoing maintenance and property condition issues.

We apologize if there were delays in completing work orders and understand how discouraging that can be, particularly when nearing the end of a lease term. Regarding pests, our community is serviced on a routine basis by a licensed pest control provider. Residents are responsible for notifying the office if treatment is needed within their home so we can coordinate service promptly. Your comments regarding property cleanliness, dumpster areas, and the condition of common areas have been noted. Maintaining a clean, safe, and well-kept environment is a priority, and we regret that this was not your experience. We wish you the best in your future home and thank you again for your feedback.

Terrible

As someone close to a resident at District at Hurstbourne, I’ve seen firsthand the serious issues with this property, managed by Brookside Properties. Maintenance problems go unresolved for weeks, and the management often makes promises they never keep. Even worse, they show newly renovated units during tours but assign poorly maintained ones after signing — a deceptive practice that misleads new tenants. When residents speak up to warn others, staff respond with disrespect and intimidation... instead of addressing concerns. Between the cockroach and rat infestations, the poor service, and the dishonest management, I would not recommend this place to anyone.

We have completed all outstanding work orders in your friend's home. Her air conditioning unit has been repaired, and a window unit was also provided to assist with cooling. On Friday, she was asked to leave the office after raising her voice at the... team regarding the AC concerns. The team requested additional time for the temperature to stabilize, as outside temperatures were over 90 degrees that day. At this time, we have not received any reports from her regarding pest concerns. Please note that we are unable to address issues that have not been brought to our attention. We remain committed to providing support when concerns are communicated directly to the office.

Review

I’m writing this review on behalf of a family member who currently resides at District at Hurstbourne, managed by Brookside Properties. As someone who has witnessed the situation firsthand, I’m deeply concerned about the treatment she has received and the overall condition of the property.

She has been reporting serious maintenance issues for over three weeks, with no effective response from management. Despite repeatedly assuring her that the issues would be resolved, nothing has been done —...
only empty promises and delays. This is not just frustrating, it’s completely unacceptable.

On June 6th, she was treated with clear disrespect by office staff after expressing honest concerns to a prospective tenant about the real state of the apartments. Instead of listening, the staff reacted with hostility and refused her proper assistance. Such behavior reflects a troubling lack of professionalism and fairness.

Additionally, the property is plagued by cockroach infestations and rats are seen regularly across the complex. These are serious health hazards that residents have complained about for months, yet management continues to ignore them.

Brookside Properties has a responsibility to ensure basic living standards — and they are failing. Until they make significant changes in how they manage District at Hurstbourne, I would not recommend this property to anyone.

Terrible maintenance work

Si buscas un lugar para vivir no te mudes aquí. Hace 2 semanas notifiqué problemas en el aire acondicionado mi casa no enfría y ya está acercándose el verano. Dicen que arreglarán y no hacen nada solo ignoran y cuando vas a la oficina hacen como que lo solucionarán y no hacen nada es una falta de respeto nada solucionan ni por la unidad han ido aún pasando por la oficina de la gerente. Creo que la incompetencia comienza desde ahí el personal que lleva el lugar no les interesa hacer un buen... trabajo. Gastan el presupuesto en cambiar el piso de los alrededores de la piscina para atraer a nuevos inquilinos y los problemas de los apartamentos los ignoran.

Don’t do it

Believe every negative review you read on here. I cannot begin to describe the disappointment I feel with this apartment complex. I have had issues since the first day of move in. From the discolored tub, the washing machine, water leaking from the ceiling when it rains, bugs in my apartment, a cracked window, dust in the vents, dirty dishwasher at move in, AC not working at times during the summer, the list goes on & on. I have been here for 5 months, & a fraction of these issues have been... addressed. Also, don’t expect anything to get replaced when broken. They’ll just paint over everything. My washer was broken 2 months into my move. Maintenance would come & “fix” it for it to not work. They eventually replaced it with a run down, used & dirty washer that I had to clean for a long time before I felt comfortable using. The window in my bedroom is cracked & rusty. They promised to fix it 5 months ago. Nothing has happened. Anytime I call to ask, they just say they don’t see a work order for it but will put in a new one, & in the moment I do get a message that there’s a work order, but only for it to not be addressed again 9/10. I got so exhausted of hearing that, I just stopped asking. The one trash compactor barely works. I can imagine there are thousands of residents here, but there’s only one trash compactor. It of course get overfilled & there is literally garbage all over a couple days out the week. It’s not a pleasing sight. As much as I want to not leave this negative review, they deserve it. Its heartbreaking living somewhere you’re paying hard earned money & don’t feel happy. Staff has never been rude, or anything, but as far as the flaws in the apartments, it is unacceptable.
